Why growth must go hand in hand with sustainability

The Role of Large-Scale Development Projects and How Sustainability Is Measured
ALPHANEWSLIVE

*Press Release: Association of Major Development Projects

We live in an era where cities are growing at a rapid pace, with the need for infrastructure, housing, tourist facilities, commercial spaces, and public spaces increasing more and more. That is why sustainability is not a modern trend or an optional choice. On the contrary, it is an essential prerequisite for a future that offers real value for the economy, society, and the environment.

The Role of Large-Scale Development Projects

In a rapidly changing and evolving environment, large-scale developments shape the urban and economic landscape. Their impact lies in their ability to create new jobs, attract investment, and contribute to the development and revitalization of regions.  Their contribution is assessed not only through economic indicators but also through the way they incorporate the principles of sustainable development, taking into account the environmental, social, and landscape-specific characteristics of each region. The members of the Association of Major Development Projects recognize that the planning and implementation of projects must take into account the protection of the natural environment, the landscape, and the cultural identity of the regions in which they are developed. Creating long-term value requires a balance between development and the preservation of the characteristics that define the quality and identity of each place.

How Sustainability Is Measured in Large-Scale Developments

Modern projects must adequately meet current needs while also taking future generations into account. The balance between economic growth, environmental protection, and social well-being is not only necessary but also one of the most important evaluation criteria for investors and financial institutions.

The same applies to a project’s energy efficiency. Today, large-scale developments have the ability to incorporate advanced energy-saving technologies, renewable energy sources, smart management systems, and sustainable building materials, significantly reducing their environmental footprint.

Sustainability, however, also concerns the way in which developments fit into the urban and natural fabric. This means that a project must enhance connectivity, improve access to services, and incorporate public spaces, while also respecting the unique characteristics of the landscape and the broader environment. After all, this is why the presence of green spaces, sidewalks, bike lanes, and shared infrastructure—all of which contribute to the creation of vibrant and functional communities.

It is this social dimension of large-scale developments that further underscores the importance of sustainability. This is because their design and operation must take into account the needs of residents and visitors, enhance accessibility, and create conditions that promote social cohesion and quality of life.

The Competitive Advantage of Sustainability

In an effort to assess the sustainability and overall impact of a project, the Environmental, Social, and Governance (ESG) criteria have been adopted, which serve as a key evaluation tool for international investors and financial institutions. This is because investors are now seeking projects that generate not only financial returns but also social and environmental value.

This is directly reflected in the large-scale development sector, as projects that incorporate sustainability principles attract financing more easily, meet contemporary market expectations, and retain higher value over time.

The Opportunity for Cyprus

Our country is at a pivotal point when it comes to major investments in tourism and mixed-use developments in general. We need to capitalize on this momentum, with the aim of creating projects that meet contemporary international standards and enhance the country’s competitiveness.

To this end, strategic alignment between the private and public sectors is essential, as is the acceleration of digital transformation and related processes. It is equally important for development initiatives to incorporate, from the planning stage onward, factors related to the natural environment, the landscape, cultural heritage, and the needs of local communities.

Because sustainability is not an obstacle to development. On the contrary, it is a fundamental prerequisite for shaping a more resilient, competitive, and high-quality future for future generations.
