State-owned plots at 25% of their value: Who is eligible to claim one of the 570 plots?

These are the beneficiaries of the new Land Allocation Plan announced by the Ministry of the Interior

The allocation of 570 government-owned plots of land in dozens of communities across Cyprus is beginning, for families that meet specific income and other criteria. In the coming hours, the District Administrations will announce the opportunity to submit applications for the available plots in each community, as listed on the Ministry of the Interior’s website. Plots will be made available at 25% of their market value.

The costs of subdivision and infrastructure projects—such as roads, water supply, and electricity—will be borne by the state. The plots will have an area of approximately 325–371 square meters, while the residence to be built must not exceed 150 square meters of total buildable area. Beneficiaries are required to complete construction of the residence within three years of signing the relevant land grant agreement, and the transfer of the plot will not be permitted before the residence is completed, nor will the sale of the residence be permitted before five years have elapsed from the date of its completion.

Provisions of the Scheme

Eligible applicants for the Scheme are Cypriot citizens. At least one of the two spouses must be under 45 years of age at the time of application, and must also be a permanent resident of the community where the plots are located or of a neighboring community within a distance of 15 km or less.

The annual gross family income must not exceed €45,000 for a couple or a single-parent family, €50,000 for a family of three, €55,000 for a family of four, and €65,000 for a family of five or more.

Plots of land will be allocated on a priority basis, taking into account family composition.

According to the Ministry of the Interior, the allocation of new plots of land will begin shortly in communities that express interest in participating in the Program. The process requires communities to express their interest and submit the relevant applications to the respective District Administrations, which will then evaluate and review the proposed plots.
