A ticking time bomb lurks behind the doors of thousands of apartment buildings in Cyprus. According to a report in the newspaper “Fileleftheros,” nearly one in three condominiums remains unregistered, while nearly 60,000 homes are not registered because they have not obtained a final approval certificate.
According to a study conducted by the EOA, the number of unregistered jointly owned buildings totals 6,711.Nicosia ranks first with 2,297, followed by Limassol with 1,661, Paphos with 1,061, Famagusta with 934, and Larnaca with 758.
Of these nearly 7,000, the Land Registry Department estimates that only about 40% meet the requirements to be registered as jointly owned buildings.
The number of unregistered homes in Nicosia totals 19,688, 14,167 in Limassol, 9,885 in Paphos, 9,371 in Famagusta, and 6,685 in Larnaca.
The District Local Government Organizations are being called upon to shoulder the burden of this problem.

The EOA is calling for the complete recording and digitization of data before the new legislation is fully implemented. At the same time, they are calling on the government and Parliament to immediately move forward with the three bills regarding hazardous and jointly owned buildings, as well as the “MOT” for buildings, so that they have all the legislative tools at their disposal to put an end to this long-standing problem.
