Finding a place to rent remains a major headache, especially for students. Prices are holding steady at last year’s high levels.

for 2026 has increased compared to 2025. That’s why we’re seeing prices remain at the same levels. But on the other hand, for students, unfortunately, prices remain too high for parents to afford—prices that amount to a month’s salary.”
According to the association’s data, the rent for a one-bedroom apartment in Nicosia ranges from 600 to 650 euros, and for a two-bedroom apartment from 800 to 900 euros. The situation is different in Limassol. Rent for a
one-bedroom apartment ranges from 1,000 to 1,100 euros, while for a two-bedroom apartment, it can reach up to 1,500 euros (1,400–1,500)

“Since some properties are intended for students, the closer they are to the university, the higher the prices will certainly be. Rental prices always depend on the value of the property. In Limassol, market values for real estate are higher than in Nicosia and, in general, higher than in all other cities in Cyprus.”
These factors are driving students to seek alternative solutions. Some choose to share a place, while others rent apartments farther away from the universities, where rent is somewhat lower.
